The lot is divided into lots A and B on either side of the road and both are included. Lot B has approximately 100 feet of water front on a river that connects to a harbour so it's tidal waters. Meaning you can fish for trout without a license. The river is also great for swimming canoeing and kayaking. Easy access to the water from the lot.
One of the neighboring lots are for sale for 30k and it has no water front and no clearing or cabin so this is a steal of a deal.

There is a brook that runs through the land but it does dry up when we don't have rain for a few weeks. Most times of year including all winter we were able to get fresh clean water from the brook.
There is a simple small 8x12 cabin with a woodstove, no grid power but solar can be added easily for pretty cheap too. The cabin is insulated so it's quite warm. We stayed in it all winter. There is an outhouse right near the cabin. The cabin currently has no roofing or siding but is protected from the weather by tarps and housewrap as you can see in the photos

Also a crudely built storage space made with tarps and poles.

Lots of wildlife here some of the best birdwatching we have ever had and loads of cool rocks in the brook if you're into rockhounding or gold panning.
The road is a registered road but only gets plowed when maintenance crews need to get through. In the winter we got snowed in once and had to park by the main road and walk in. We are about 1 km from the main road which runs along the other side of the river.
