I own a nice 5.18 acre lot in the Tierra Verde private community in Cibola County, New Mexico. This area is called the “Land of Fire and Ice” because of its volcanic landscape and ice caves.
The property is in an excellent location with close access to Highway 53, about 30 miles southwest of Grants, New Mexico. It's near the town of Ramah and west of Albuquerque, New Mexico, off Interstate 40. Local pick up for this sale is not necessary despite it saying so in the shipping instructions.
I am selling the property for $9,500.00. The bid amount will be added to this figure. There is no minimum, which must be met on the bid. You can either make arrangements for full payment upon securing the winning bid or arrange for $100 MONTHLY PAYMENT WITH NO INTEREST CHARGES.

One of the above photographs is of the County Assessor’s plat. Your property is down Route 53 (Ice Caves Road) to the Cerro Bandero Crater where you turn south onto Cibola County Road 42. Follow the fork in the road right around Cerro Americano and then left into the Tierra Verde Subdivision. The property is located at/near the Continental Divide.

Tierra Verde Ranchetts is a private community but with no HOA/POA dues. It located off a rough dirt road that may be impassable at times during heavy rain and an all-wheel drive vehicle with reasonable clearance is recommended.

The population of Cibola County is around 26,000. The town of Grants, NM, has about 10,000 residents. It is an old mining and railroad town on Route 66. There is a recent resurgence in interest in this area with tourism for Route 66 and the scenic beauty of the region in general. Grants is where your essentials will be located. It has a Walmart Supercenter, Walgreens, various restaurants, markets, shops and services.
Cibola County boasts many beautiful places to explore such as El Malpais, El Morro, Chain of Craters, Ice Caves, Mount Taylor and Cibola National Forrest.
El Malpais National Monument – The term Malpais translates as badlands. It was named due to its dramatic volcanic landscape. It has many geologic features such as lava flows, cinder cones, lava tube caves, and sandstone bluffs. lava tubes open to exploring with a free caving permit.
El Morro National Monument – This monument is a large sandstone promontory with a pool of water at its base. Over the centuries, explorers and travelers have left personal inscriptions that survive today.
Mount Taylor – This is a dormant stratovolcano northeast of Grants. It is the high point of the San Mateo Mountains and the highest point in the Cibola National Forest. It is a largely forested mountain with meadows and wildlife.
The average winter temperature is around 50 and the summer climate is a breezy, dry heat, with average highs in the upper 80s.
This is an area which, in my opinion, has a great upside. You don't have to travel far to enjoy any and all types of outdoor activities. Like most property in the rural west, you will need a well for water and to make other off-the-grid living modifications.
