LOCATION AND DESCRIPTION:
This is Parcel #70261320. It is located at 5209 Adelaide Road in the Sangre de Cristo Ranches. It's about 10 miles South East of the town of Fort Garland (south of Hwy 160) and Northeast of San Luis (the oldest town in Colorado). This is a very rough, raw piece of land that hasn't been touched for decades. It is a heavily forested parcel with large and small cedars and pines. The front of the parcel is relatively flat with the sides rolling upwards. The back of the parcel goes pretty much straight up several hundred feet.
Absolutely beautiful foothill views. On the other side of the top of the hill of this parcel is an old abandoned gold mine.
This parcel has pretty nice DIMENSIONS. The road frontage is 281 feet, the back border of the parcel is 883 feet. the left side of the parcel goes back 1,537 feet and the right side goes back 837 feet to the top of the hill.
IF PAID IN FULL:
The closing costs to the buyer will be an additional $200 which is not included and will be added to the $22,800 purchase price. Seller pays the remainder of the closing costs. The down payment and any subsequent payments will not be refunded if the transaction is not completed. Absolutely gorgeous views in almost all directions. It is on a pretty (not totally) well kept dirt road as are almost all parcels in the Sangre de Cristo Ranches. The road is always passable except during snow storms and heavy rainfalls. There are over 100 homes/cabins and a nearby reservoir in the area and many lakes and also a National Forest in the San Luis Valley area.
Directions: From I-25, take Hwy 160 West to Fort Garland, Turn left onto Hwy 159. Go about 4 miles south of Hwy 159 until you see two large orangish brownish storage containers (almost look like bos cars). Turn left onto County Lane 6. Go a little over a mile and you will come to an intersection with a wooden sign that says you are entering the Sangre de Cristo Ranch. Continue going straight (do not turn left or right at this intersection). You are now on Juarez Road. Go a couple miles down Juarez and you will come to Adelaide Street. Turn left onto Adelaide. The parcel is about 1/2 mile on the right. The parcel is immediately before and adjacent to the fenced-in property. There are markers by the survey posts.
