Today we have a large 48.59 gently rolling tract for sale at the foothills of the Sangre de Cristo Mountains. This tract is in our privately developed subdivision, RR @ Sangre de Cristo Tract 2. The Tax ID # is 74700002 Costilla County, Colorado. (I'm not allowed to put web addresses in here, but you can pull it up by going to the Costilla County, Colorado tax assessor website and input this tax id.)
This property is at the base of the Sangre de Cristo Mountains and is only 2-3 miles from the small town of San Luis, Colorado. This is the last available tract in this subdivision.
Our family has been large landowners in the area since 1982.
We have a large family ranch of 1400 acres that I, Julie, live on which is approximately 8 miles away.
The pictures were taken by me on January 25th, 2022. I take my 3 dogs with me to take the pictures and they are shown in the pictures. GARLAND. IT HAS A SLIGHTLY LARGER GROCERY STORE, 2 HOTELS, SEVERAL RESTAURANTS, AND SEVERAL SMALL BUSINESSES. ANOTHER 30 MILES WEST ON HWY 160 IS THE MEDIUM SIZED TOWN OF ALAMOSA WHICH HAS APPROXIMATELY 14,000 RESIDENTS. ONE IS THE SKI RESORT OF TAOS AND THE OTHER IS THE ECLECTIC ARTSY TOWN OF TAOS. THIS IS WHERE THE SHOPPING IS DONE. THE SKI PART OF TAOS IS APPROXIMATELY 15 MINUTES AWAY. TAOS IS A VERYS OUTHWESTERN TOWN WITH NATIVE AMERICAN ART AND SHOPS, SO A LOT OF PEOPLE LIKE TO COME HERE AND CRUISE THE SHOPS. THEY HAVE FESTIVALS OF DIFFERENT TYPES MOST WEEKENDS FROM ART SHOWS, MUSIC FESTIVALS, CAR SHOWS ETC.
NOW YOU MIGHT WANT TO KNOW ABOUT SERVICES AVAILABLE FOR YOUR PROPERTY SUCH AS PHONE, INTERNET ETC. YOU CAN USE VERIZON OR AT&T. OUR AREA IS A MIX OF NATIONALITIES BUT PREDOMINATLY THE ORIGINAL SETTLERS ARE NATIVE AMERICAN OR SPANISH AMERICAN. I THINK THE MAJORITY OF PEOPLE HERE ARE VERY NICE BUT LIKE ANY PLACE, SOME AREN'T I'M SURE.
THE NICE THING ABOUT THIS SUBDIVISION IS THAT YOU FEEL LIKE YOU'RE OUT IN THE MIDDLE OF NOWHERE BECAUSE THERE ARE NO IMMEDIATE NEIGHBORS, BUT YOU AREN'T. LIKE I SAID THE SMALL TOWN OF SAN LUIS IS JUST 2-3 MILES AWAY. YOU CAN BE AS SOCIAL OR ANTI-SOCIAL AS YOU WANT. NO ONE CARES HERE. I CALL IT LIVING IN THE TRUE WEST.
SOMETHING I USED TO NEVER ADDRESS, BUT I WILL NOW, IS THE FEAR IN THIS COUNTRY OF NOT KNOWING WHERE WE'RE HEADED. (A SIDE NOTE, I TOOK SOME TIME OFF FROM SELLING OUR LAND, SO THAT'S WHY WE HAVE A HIGH RATING BUT NO RECENT FEEDBACK.) I OBVIOUSLY HAVE NO CLUE WHAT THE FUTURE OF THE COUNTRY IS AND HAVE TO ADMIT, I GET FEARFUL OF THE UNKNOWN FROM TIME TO TIME. BUT THIS IS WHAT I DO KNOW, YOU CAN ONLY CONTROL YOURSELF BECAUSE LET'S BE HONEST, WE HAVE NO CONTROL OF WHAT OUR GOVERNMENT OR ANY OTHER GOVERNMENT IS GOING TO DO. WHY IS THAT IMPORTANT? BECAUSE HERE, YOU CAN OWN A FEW HEAD OF CATTLE, HAVE SOME CHICKENS FOR EGGS OR MEAT, A FEW GOATS FOR CHEESE, GO HUNTING IN THE FALL AND FISHING YEAR ROUND. YOU CAN BUILD WITH SOLAR HERE, AND YOU DON'T NEED TO WORRY ABOUT THE RUSSIANS OR CHINESE TAKING DOWN THE POWER GRID OR ANYONE ELSE. IS OUR CRAZY GOVERNMENT GOING TO ALLOW THE NEXT PANDEMIC LOOSE? WHO KNOWS. I HAVE READ SOME SCARY STUDIES ON WHAT THEY'RE WORKING ON NOW. IT'S JUST A FACT THAT IF YOU'RE IN A HIGHLY POPULATED AREA, YOU'RE ODDS OF CATCHING WHATEVER IS HIGHER. I DON'T HAVE TO GO TO ALAMOSA TO GO FOOD SHOPPING IF I DON'T WANT TO. BETWEEN AMAZON DELIVERIES AND OUR LOCAL GROCERY STORE AND DOLLAR STORE, I CAN GET THE MAJORITY OF WHAT I NEED HERE. THE NEXT PROBLEM PLAGUING NOT JUST OUR COUNTRY BUT THE WESTERN WORLD IS INFLATION. THE TRUTH IS INFLATION IS HARD TO CURE. WHY YOU MIGHT ASK? BECAUSE THE FED CAN'T DO MUCH AS FAR AS RAISING RATES OR THEY WILL CRASH THE STOCK MARKET WHICH MEANS CORPORATIONS DON'T ORDER PRODUCTS. THIS CAUSES A RECESSION, SO THEY START LAYING PEOPLE OFF. INFLATION IS THE LESSER OF TWO EVILS UNLESS IT BECOMES HYPER-INFLATION. WAGES CAN'T KEEP UP. THE ONLY WAY TO COMBAT IT IS TO OWN SOMETHING THAT APPRECIATES IN VALUE LIKE REAL ESTATE. IN COLORADO, REAL ESTATE IS APPRECIATING APPROXIMATELY 20% A YEAR.
