This Handyman Special was bought from a man in Texas. It was in poor condition and needed extensive repairs. I drove out to the home in Indiana and found it to be a very solid home and immediately began repairs. After getting started, a family emergency has forced this sale and I am sadly going to be unable to finish it. I am a skilled professional tradesman with many years of experience and have personally completed all the repairs with the help of a couple of missionaries, who are fantastic young men. We were able to replace all the subflooring and level out any floor joists which had settled over time and give them new life. We then put down new 3/4 " tounge and groove subflooring and finished it off with beautiful oak laminate flooring. We removed all the drywall in the living room, front bedroom, bathroom, and kitchen, and the two back bedrooms and replaced it all with new 1/2" sheetrock. I personally inspected the wiring in the attic and throughout the house and it appears to have been updated with 12/2 romex at some point in time and appears to operate the home in a safe manner. After installing the drywall, we had planned to tape, texture, and paint, but unfortunately I was called back to AZ due to a family emergency. Buyer will recieve all paint and drywall tape and mud to complete this task. There is plenty left to do on this house, but we got a very good start and I spent a considerable amount of money and man hours on it. My loss is your gain. Marion is a very nice little town and I've had several neighbors stop by and tell me that this home is in a nice part of town, you can google earth it and see the neighborhood. Your cost of addtional repairs will depend on what level of renovation you decide to do and if you're doing it yourself or hiring it out. The roof is new and has no leaks, as I slept in the home through a few rain storms. Windows are double pane, siding is intact and good. It has a storage building and shop attached on the back (see pictures) and a well in the front of the property, and its on a corner lot, with a small yard behind it. A local realtor told me the house in repaired condition is worth over $60,000. You will have to do your due diligence to determine the actual market value after repairs. I havent had a chance to mess with the well, but everything is there including he pump and holding tank. I've never had it inspected and that would be the responsibility of the buyer, but everything looks good. I was told the well cost $10,000 to install. This home is being sold AS-IS, Where-IS with no guarantees other than clear title. The winning bidder will receive a Quit-Claim Deed to the property since that's what we received from the previous seller. The taxes are current and there are no liens on the property. If you choose to get a warranty deed than you must use a local title company and buy title insurance. All closing costs (including seller costs) are the buyers responsibility. Taxes will be prorated. The lady at the Accesors office told me the estimated value of this home, in this area, in this condition, was showing almost $40,000. Completely finished would be around $60,000 according to a local realtor. Do your own due diligence though but rest assured you will have instant equity in this one.
