· Fractional ownership of a unit at a resort; most commonly for one week of usage.
· There are three common types of timeshares: Fixed Week, Floating Weeks, and Points.
* Fixed Week: guarantees the owners use of that same week each year (or every other year).

MARRIOTT FLORIDA CLUB BOOKING RULES
If you want to take advantage of the Florida Club option, you are able to reserve only within the season that you own at your home resort. Owners of Platinum or Gold seasons can reserve at any of the other Florida Club properties. Those who own silver season time, however, may only reserve at two other resorts.
Owners of two-bedroom units at a resort that does not have lock-off units are still able to use the lock-off feature of other Florida Club resorts by booking their weeks at those resorts and choosing to lock-off.

Florida Club Trading Rules
As part of the Florida Club, you also have the option to trade your reserved villa at your home resort for another within the Club. When trading your Marriott timeshare for another Florida Club villa, it must be equivalent to or less than the home villa. For example, you can trade:
* Two-bedroom villa at your home resort for a two-bedroom villa at a sister resort
* One-bedroom villa at your home resort for the master suite of a two-bedroom villa at a sister resort
* Deluxe guest room of a two-bedroom villa for a deluxe guest room of a two-bedroom villa at a sister resort
* Master suite of a three-bedroom villa for a two-bedroom villa at a sister resort

PAYMENT INFORMATION
PAYMENT IS DUE IN FULL, FIVE (5) DAYS FROM CLOSE OF AUCTION.
ACCEPTED MEANS OF PAYMENT: Cashier’s check, Money Order, Bank Wire Transfer. All funds will be held in a state regulated bank account in accordance with federal real estate laws.

CLOSING PROCEDURE
· We will send purchase agreements upon receipt of your personal information. Purchase agreements must be executed and returned within 48 hours of delivery.
· Purchase Agreements protect Buyer and Seller and include provisions to return funds to Buyer should the title not be clear or ownership not be as described herein.
· Buyer DOES NOT need to be present for closing. Closings can occur via mail, email, and fax.
· Closing times may vary by location of ownership; and while we make every effort to ensure the speedy delivery of your deed/membership, as a note delivery normally happens within 60-90 days but may take as long as 180 days (depending on the resort’s specific transfer process). This is out of the Seller's, Closing Company's and A Family on Vacation Broker’s control.
· Closing includes: preparation of deed and state tax forms (when applicable to the transfer of your timeshare). Recording of deed with the appropriate county clerk or court. A written notification of the transfer and a copy of the recorded deed are delivered to the resort.
AUCTION POLICY
· When the auction is closed, please provide the following information via email (through eBay): name(s) – as desired for deed, address, city, state and zip, daytime phone, email address. All information is required within 24 hours of the auction’s end.
