Originally the time shares were purchased from ILX Premiere Vacation Club in 2004 as two separate deeds. Here is the information on each deed

The original cost of the annual membership was $14,995 and the biennial membership cost $6,995. Both memberships have been paid in full and the titles are free and clear. The silver unit was a one bedroom and the copper an efficiency.
These deeds will be transferred to your name on purchase.
Diamond Resorts bought ILX in 2011 and converted the Annual membership to 6,000 points annually and the Biennial membership to 1,750 points annually. The 2019 Maintenance Fee was $1706.85 and has been paid. If you buy these units you will have 6,000 points to use in 2019. Based on the fee listed the remaining points have a value of $1,320.
2020 Maintenance Fees will be due 12/31/19 but the amount is unknown at this time. 2019 fees were 1.7% larger than 2018 fees. This annual increase has been common in recent years. These fees will entitle you to use 7,750 points in 2020.
We have found that the Diamond points system is more flexible than the original ILX membership. Points may be used to book any size unit. Originally, we got one week in even years and two weeks in odd years. By using the points we have been able to generally get two weeks a year and sometimes three.
Many timeshare resorts have a right of first refusal on sale but Diamond Resorts does not.
We ask the buyer to pay the transfer and deed preparation and recording costs. My attorney has recommended using the paralegal she uses to prepare and file the deeds. Each deed will cost $150 including the recording costs. Diamond charges a $250 fee per deed to transfer the ownership on their records. Total cost to the buyer is $800 for the 2 memberships.
TRANSFER PROCESS AND TIMING
The paralegal will prepare the deeds and send them to Coconino County for recording. Coconino records the deeds the day they are received. It takes the County 3-4 weeks to return the original. However, the recorded deeds will be available online as PDF files 3-4 days after recording. I will send copies of the deeds along with the required transfer fees to the Diamond Resorts Change of Ownership Office. Diamond has told me to allow 45 business days for the transfer on their records. Once Diamond completes the transfer, they notify the new owner that the transfer is complete.
